Springfield listings stayed tight even as national supply grew
Nationally, active listings topped 1.16 million homes in September 2026, according to Realtor.com. Springfield told a different story. The Real Estate Data Aggregator counted just 52 homes for sale in ZIP 62702 during the three months ending August 31, 2026. That is a tight market. Fewer choices means buyers need to be ready, and sellers with well-priced homes get real attention.
That count was already down 18.8% from the same months in 2025, the Real Estate Data Aggregator found. Supply is not growing here the way it is elsewhere. The Real Estate Data Aggregator put months of supply at 1.4, also down from a year before.
Homes that did list moved fast
When homes did come to market, buyers moved quickly. The Real Estate Data Aggregator found the median days on market in ZIP 62702 was just 5 days. That was 4 days shorter than the same period in 2025. Nearly 68% of homes went under contract within two weeks of listing, the Real Estate Data Aggregator reported.
Nearly half of all homes sold above their list price. That share was up 10.9 points from a year before, per the Real Estate Data Aggregator. The average sale-to-list ratio held at 100%, though that was down a small 0.2 points. Not every home sold above asking, but the market leaned that way.
Prices moved up, even as fewer homes sold
The Real Estate Data Aggregator put the median sale price in ZIP 62702 at $142,500 for the three months ending August 31, 2026. That was up 11.3% from the same months in 2025. Homes sold numbered 113, down 11% from a year before. Fewer sales, higher prices: tight supply tends to do that.
For context, the Federal Housing Finance Agency reported U.S. home prices rose 2.4% from August 2025 to August 2026. Springfield's 11.3% gain ran well ahead of that national figure.
What the wider picture adds
Nationally, mortgage rates climbed above 7% for the first time since January 2025, Realtor.com reported. That adds pressure for buyers everywhere. Realtor.com also found that 20.8% of listings nationally took a price cut in September, the highest share since October 2022. Springfield has not shown that pattern in its own numbers. The two markets are reading differently right now.
