Springfield inventory stayed tight even as national listings grew
National headlines say there are more homes to choose from. In Springfield, that is not what the numbers show. The Real Estate Data Aggregator counted just 49 homes for sale across ZIP codes 62701 and 62702 in the three months ending July 31, 2026. Realtor.com put active listings at 1.16 million nationally that same period. The gap between those two pictures is the whole story.
For buyers, thin local supply means less choice than the national number suggests. For owners, it means a well-priced, well-prepared home still has real room to perform.
What the numbers say for ZIP 62702
ZIP 62702 is where most of the Springfield activity sits. The Real Estate Data Aggregator counted 114 homes sold there in the three months ending July 31, 2026. That is down 4.2% from the same months a year before. Sales slipped a little, but demand did not disappear.
The Real Estate Data Aggregator put the median sale price at $134,250 in 62702, up 7.4% from a year before. That is a solid gain. It came even as fewer homes were sold and fewer were listed.
Supply kept shrinking
The Real Estate Data Aggregator counted 48 homes for sale in 62702 in the three months ending July 31, 2026. That is down 23.8% from the same months of 2025. New listings fell too, down 5.4% to 141. Less coming in, less sitting on the market.
At 1.3 months of supply, the Real Estate Data Aggregator shows this is a tight market. That figure is also down 0.3 months from a year before. Supply is not growing here the way it is nationally.
Homes that did list moved fast
The Real Estate Data Aggregator found that the median home in 62702 sold in just 4 days. That is 5 days shorter than the same period a year before. Not every home sold that fast, but the middle of the market moved quickly.
The Real Estate Data Aggregator also found that 73.5% of homes went under contract within two weeks of listing. That share is up 2.8 points from a year before. More than 7 in 10 sellers did not wait long.
Sellers got more than they asked
The Real Estate Data Aggregator put the average sale-to-list ratio at 101.2% in 62702. Homes sold for slightly more than their asking price on average. That ratio is up 0.8 points from a year before.
The Real Estate Data Aggregator also found that 50.9% of homes sold above list price. That is up 12.2 points from a year before. About half of all sellers got more than they asked. That is a meaningful shift.
The national picture is different
Realtor.com reported that active listings topped 1.16 million nationally in September 2026. That sounds like plenty of supply. Springfield's 49 homes tell a different story. National numbers do not always match what is happening on a local street.
Realtor.com also reported that mortgage rates surged above 7% for the first time since January 2025. CNBC reported the average contract rate for a 30-year fixed mortgage reached 7.30% as of September 30, 2026. Higher rates affect how many buyers can act, which matters even in a tight market.
Realtor.com noted that price cuts hit 20.8% of listings nationally in September, the highest since October 2022. In 62702, the sale-to-list ratio went up, not down. Local and national trends are moving in opposite directions on that measure.
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. The Real Estate Data Aggregator shows 62702 prices rose 7.4% over the same comparison period. Springfield outpaced the national gain.
What this means for you
ZIP 62701 had just 1 home for sale in the three months ending July 31, 2026, according to the Real Estate Data Aggregator. That is an extremely thin slice of the market. The story for that ZIP comes mostly from the websites, not from a full set of local sales data.
For owners in 62702, supply is thin and prices moved up. That does not mean every home sells fast. The 26.5% that took longer than two weeks are a reminder that prep and price still matter.
For buyers, 1.3 months of supply leaves little room to wait. National headlines about more listings do not apply the same way here.
